Opening dates are from regulation 1(3) of the draft Private Rented Sector Database Regulations 2026, laid before Parliament on 9 September 2026. Deadlines are GOV.UK guidance: three months after a region opens. Sections 75 to 96 of the Renters’ Rights Act 2025, which create the duties and penalties, were not yet in force when we checked. We will update these pages when the regulations are made.
Frequently asked questions
When does the PRS landlord database open?
The government says it launches on 15 December 2026 in the West Midlands and opens region by region until 15 August 2027 (South West), with everyone registered by 14 November 2027. The regulations were still in draft on 17 October 2026.
How much is the landlord database fee?
GOV.UK’s Housing Hub says £65 a year per property, pro-rated during the rollout. The draft regulations leave the amount to the database operator, so treat it as announced rather than fixed.
Which region am I in?
The region where the property is, not where you live. A landlord with homes in Birmingham and Bristol registers the Birmingham home in the West Midlands wave and the Bristol home in the South West wave.
What do I need to register?
Your own details, then for each property its address, type, bedrooms and contacts, and within 28 days the occupants, licensing status, gas safety record, electrical report, EPC details and rent.
What if I do not register?
Once the duties are in force, marketing or letting without an active registration can mean a penalty of up to £7,000 (up to £40,000 for offences such as repeat breaches), and the court cannot make a possession order on any ground except 7A and 14.
